In order for your property to reach maximum potential, I will complete a thorough walk- through to provide you with a detailed list of items that need attention along with suggestions to improve revenue.

I will analyze the market to maximize your rental income.

PROFESSIONAL PHOTOGRAPHY AND MARKETING

I believe that photography is the most important marketing tool, so all of my properties are photographed at my expense.

HOUSEKEEPING COORDINATION

I will have third party trained cleaning companies that we can schedule before and after each reservation. Annual deep cleaning of seasonal properties can also be easily scheduled

TENANT SCREENING

I provide thorough national criminal background and credit screening for annual tenants.

HOLD ESCROW FUNDS

William Raveis Real Estate will hold all money in a non-interest-bearing account. Rental revenue is earned at move-in (seasonal or weekly rentals) or monthly (annual leases) are paid out within 14 days.

LEASE PREPARATION

I may assist tenants in filling out the forms and may answer general questions. Along with supplying, and deliverance of all the necessary assoication applications to prospective tenants.

SECURITY DEPOSIT COLLECTION

If a tenant causes damage to your property, William Raveis Real Estate will submit certified claims on your behalf per Florida law.

FULL ACCOUNTING

You will have access to online financial statements, end-of-year income and expense reports, and tax documents. Direct deposit of rental money is also offered.

SALES AND TOURIST TAX

(vacation rentals) – My administrative team will set up your account with the state and county tax collectors, collect from your tenant and remit monthly returns to taxing authorities on your behalf.

MAINTENANCE COORDINATION

My administrative staff will assist with scheduling repairs while the property is rented.

INSPECTIONS

I will inspect the property before your tenant’s arrival to ensure the property is delivered in proper condition and will inspect after each tenant to check for damage.

I strongly recommend home watch services to provide weekly, bi-weekly, or monthly check-ups on your property during vacant periods. We will provide you with a list of home watch professionals.
